Who Owns the City is an AI-powered real estate intelligence agency owned and operated by FRÄ“ Little, a licensed real estate broker, developer, and investor with over 15 years of experience. We provide research, analysis, and intelligence services to real estate buyers, investors, agents, developers, and business owners nationwide.

All services are delivered digitally via email to the address provided at the time of order. Standard turnaround is 48 hours. Complex orders may require up to 72 hours. We will communicate timelines clearly at the time of order confirmation.
03. Not Legal or Financial Advice
All reports and analysis provided by Who Owns the City are for informational purposes only and do not constitute legal, financial, or investment advice. Always consult a licensed attorney, financial advisor, or real estate professional before making any investment or purchasing decision.
Contract review services are intelligence-based analysis only and are not a substitute for advice from a licensed real estate attorney in your state. Results and findings are based on available data at the time of research and may not reflect current market conditions.
04. Payment
Payment is required before work begins on your order. We accept all major credit cards and payment methods through our secure payment processor Stripe. All prices are listed in US dollars.
Custom Intelligence packages are priced individually based on scope. We will provide a clear quote before any work begins and payment will be confirmed before we start.
05. All Sales Are Final
All sales are final. Every report is custom research built specifically for your property, your deal, or your contract. The moment we start working, real time and real tools go into your order. That work has value whether you act on it or not.
What we stand behind is quality. If something is missing or unclear in your report, reach out and we will make it right. We are not in the business of delivering half-answers. But if you have received your report and simply changed your mind about the deal, that is on the deal, not the research.
In the event of a billing dispute please contact us at intel@whootc.com before initiating a chargeback. We are committed to resolving issues directly and promptly.
06. Accuracy of Information
The quality of our intelligence reports depends significantly on the accuracy of the information you provide. Please ensure that property addresses, MLS numbers, contract documents, and other submitted information are accurate and complete.
Who Owns the City is not responsible for inaccurate results caused by incorrect or incomplete information provided by the client at the time of order.
07. Confidentiality
We treat all client information and order details as confidential. We do not share your personal information, property details, or report contents with any third party except as required to fulfill your order or as required by law.
Reports delivered to you are for your personal or business use only. Redistribution, resale, or publication of report contents without written permission from Who Owns the City is prohibited.
08. Intellectual Property
All content on the Who Owns the City website including text, design, graphics, and code is owned by Who Owns the City and protected by applicable intellectual property laws. Unauthorized copying, reproduction, or distribution is strictly prohibited.
Intelligence reports delivered to clients are licensed for the client's personal or business use and may not be resold or redistributed without written consent.
09. Limitation of Liability
Who Owns the City provides intelligence and research services to inform decision making. We are not responsible for decisions made based on information in our reports. Real estate transactions involve significant financial risk and all final decisions rest with the client and their licensed advisors.
In no event shall Who Owns the City be liable for any indirect, incidental, or consequential damages arising from the use of our services or reports.
10. Governing Law
These Terms of Service are governed by the laws of the United States. Any disputes arising from the use of our services will be resolved in good faith through direct communication before any formal legal proceedings.
11. Changes to These Terms
We may update these Terms of Service from time to time. When we make changes we will update the date at the top of this page. Continued use of our services after changes are posted constitutes acceptance of the updated terms.
